Luxury home development poised to break ground in Apollo Beach

Construction is set to break ground on a waterfront luxury community in Apollo Beach.

Tampa-based developer Impact Properties is behind the 47 luxury homes. Hammock Bay, as the subdivision has been dubbed, is south of Symphony Isles off of U.S. 41 in Apollo Beach. According to site plans submitted to Hillsborough County, there will be three phases to the community. The homes, which are a part of phase 1, are under construction.

As of November, the groundwork was laid for the homes to rise on the 16-acre vacant residential land, according to Hammock Bay's website. Impact Properties obtained full entitlements and permits for the development and started construction in early 2025.

"Identifying and purchasing these 16 unspoiled acres along the shores of Tampa Bay has truly been a proud achievement for our company," Dilip Kanji, CEO of Impact Properties, said in a previous statement.

Bartlett Custom Homes and Tide Homes will build in Hammock Bay. Craig Beggins of Century 21 Beggins Enterprises and Jennifer Zales of Coldwell Banker Realty are marketing the homes for sale. Home sites start at $600,000; home-lot packages range from $1.8 million to $10 million.

Impact Properties acquired the land in 2022 for $3.33 million, according to Hillsborough County property records.

The development team includes Landmark Engineering & Surveying Corp.

The property is located next to the 400-acre Apollo Beach Golf and Sea golf course.
